Refunds & Cancellation Policy

Within 14 Days

Any cancellations must be made at least 14 days prior to the booking date for a full refund less admin cost of £30.

Bookings cancelled less than 14 days prior to arrival date are payable in full, regardless of the cancellation cause. Booked stays may not be transferred or postponed. An invoice can be provided for insurance purposes.

In the unlikely event that the property is subsequently hired by another party for the full duration of your anticipated stay, up to 50% of your booking fee may be refunded.

Booking Amendments

We hope you can make all amendments to any bookings at least 14 days prior to arriving, but where you need to make changes closer to the booking, we may charge up to £50 to make the adjustment. Of course, where changes cannot be made the full booking fee still applies.

Cancellation by KMO Apartments Ltd

In the highly unlikely event that KMO Apartments Ltd are unable to fulfil your booking, we will look to provide an alternative of equal or higher standard and value (as deemed by us) within a 10-mile radius, to accommodate your stay.

If you choose to find alternative accommodation when a substitute has been provided, up to 50% of your booking fee will be refunded within 14 days.

Should KMO Apartments Ltd be unable to accommodate your stay as scheduled, and are unable to provide an alternative, you will be notified as early as possible.

You will receive a full refund of any payment(s) made toward this booking within 30 days of said notification.

Check in

All check-ins must happen after 3pm until 11 pm (unless prior arrangements have been made). Any bookings not checked in by this time and no agreement will be cancelled immediately and full fee will remain due.

Verification process

Our properties are protected by SUPERHOG, the digital trust platform that enables Hosts, Operators and Guests to confidently transact in the short-term rentals space.

Please note that once you have booked, you will be contacted by SUPERHOG directly to verify yourself. Please make sure this is completed prior to check-in.

Deposits

Deposits are refundable, due to the nature of the business. However, in certain circumstances, with prior permission from KMO Apartments Ltd, a deposit may be transferable to another of our serviced apartments, for a stay of the same duration or longer over the same dates.

Deposits must be made at the time of booking – any bookings enquired about or discussed are not officially held until a deposit payment has been received and as such may be booked by a third party.
